CRE veteran to spearhead WiredScore’s expansion across the country and set a new standard for internet and telecom connectivity in commercial office buildings
Andrew Freitas, formerly of CoStar, Devencore and Ellington Partners, has joined WiredScore company as Head of Canada. Founded in New York City in 2013, WiredScore has since launched Wired Certification in seven countries. Wired Certification, a rating platform and building technology advisory service for commercial real estate, has seen rapid adoption in Canada fueled by the recent explosion in office construction and booming tech industry across the country.
Since WiredScore launched in Canada in 2017, the nation’s largest and most prominent commercial owners have sought Wired Certification to demonstrate the tech-forward tenant experience they offer, including Ivanhoe Cambridge, Hines, GWL Realty Advisors, Dream Office REIT, Cadillac Fairview, Northwest Healthcare Properties, Quadreal Property Group and Slate Asset Management.
Research from CoStar and EG Radius shows that Wired Certified buildings now command higher rents than their peers, they also attract a higher proportion of TAMI tenants than unrated buildings, making them a critical component of Canada’s tech industry and national economy.
Jon Love, CEO and Founder of KingSett Capital, commented: "KingSett partners with WiredScore to guide our in-building technology investments and support us in delivering a best-in-class connectivity experience to customers. As the WiredScore team expands across Canada, we welcome Andrew to lead the charge and look forward to the work he will do to ensure office properties have the necessary infrastructure to adopt the technology that tenants rely on to thrive."
A 2018 survey by WiredScore shows that fast, reliable internet ranks second only to location as the most in-demand amenity in office buildings today. Many businesses are now hunting for office space with Wired Certification, knowing it meets exacting standards for internet connectivity in terms of speed, reliability, and resiliency. In fact, 67 percent of leasing decision-makers in the survey said they would limit their office searches to Wired Certified buildings only.
WiredScore has certified 44.3MM square feet of office space across Toronto, Vancouver, Montreal, Calgary, Edmonton, Ottawa, and Halifax. In his new role, Freitas will work to expand Wired Certification program and deliver WiredScore’s expert advisory service across the Canadian CRE market.
"Connectivity and in-building technology are the cornerstones of our customers' growth, experience, productivity, and innovation,” said Charlie Musgrave, Senior Director of North American Office Leasing for Ivanhoé Cambridge. Ivanhoé Cambridge has Wired Certified a number of notable projects across Canada including CIBC Square in Toronto and Maison Manuvie in Montreal. “From a leasing and asset management perspective, Ivanhoé Cambridge understands how important WiredScore is in supporting the Canadian market as a rising global leader in tech and we welcome Andrew to the team to drive this national conversation forward."
“I am excited to serve as the voice of the Canadian CRE market at WiredScore,” said Freitas. “As businesses become more dependent on digital connectivity, connectivity solutions no longer sit solely between a tenant and their internet service provider. I see my role as bridging the gap between the technology that’s defining how today’s ultra-connected workforce operates and the landlords and developers who want to build future-ready workspaces that cater to them.”
