WiredScore, the company behind the world’s leading rating system for technological capacity in commercial buildings, Transwestern Development Company, and UBS announced today that 3400 at CityLine has achieved Wired Certification for Developments based on planned connectivity features that will ultimately ensure the building will fit the needs of commercial tenants today and in the future.
3400 at CityLine is a 313,000-square foot office building located within North Dallas’ CityLine development. The transit oriented development is one of the largest in the Dallas-Fort Worth region containing over 3 million square feet of office space, 1,400 multifamily units, 25 restaurants and a Whole Foods anchored retail center.
Six internet service providers, AT&T, XO Communications, Time Warner, CenturyLink, Unite Private Networks and Windstream have confirmed that they will all be able to service the building’s tenants with business grade, fiber optic internet access. There is also abundant conduit capacity connecting the building and street infrastructure, enabling seamless connections to internet service provider networks and reducing the cost of service to tenants.
Tenants will have access to diverse points of entry into the building to set up both primary and back-up internet service connections through independent entrances. In addition, there is a well-planned telecom room within the building to enable providers to place equipment within a secure, protected environment, mitigating the risk of a service outage due to unexpected environmental interference or loss of power. Building management has also put a standard telecom agreement in place to streamline the right of entry process for new carriers contracting with future tenants to reduce unnecessary delays due to contract negotiations.
“3400 at CityLine was designed to revolutionize the traditional office building and connectivity is central to that ambition. Today’s tenants rely on connectivity in every aspect of operations and modern building management systems need a resilient connectivity backbone to function. We are proud to bring the first Wired Certified ground-up development to Texas.” – Will Paton, Transwestern

“With the achievement of Silver Wired Certification, 3400 at CityLine signals to the market that they are prepared to meet the digital needs of today’s tenants from day one. Businesses leasing office space can rest assured that steps have been taken to implement the best practices for connectivity design into this development to make it truly future-proofed for the needs of tenants.” - said Arie Barendrect, CEO and Founder, WiredScore.
Other premium amenities at the development will include a one acre outdoor event lawn equipped to host corporate functions as well as daytime dining under an expansive trellis system, shuttle access to provide connections throughout CityLine and the neighboring DART rail station, a full service deli complete with tenant lounge, state of the art fitness with showers and changing rooms, direct hike and bike trail access to the 40+ mile North Dallas trail network as well as the adjacent 100 acre Spring Creek Nature Preserve, onsite management services and unparalleled visibility along Dallas’ most traveled thoroughfare.
The project is currently in lease-up, having broken ground 2Q 2016 and slated for delivery in September of 2017.
